Forsyth County and the lake
Cumming is the seat of Forsyth County, north of the metro on GA-400 and close to Lake Lanier, which gives it a mix of subdivision housing, larger acreage lots, and property on or near the water.
Lake property
Waterfront and near-water lots accumulate things that live outside and weather badly: dock hardware, boat and jet-ski gear, patio furniture, canopies, and above-ground pools. Those jobs are usually light demolition and junk removal together.
Access is the variable. Long drives, slopes down to the water, and detached buildings well away from the road all mean carrying distance, which is one of the things an estimate is built on.
Acreage and outbuildings
Away from the lake the lots get larger and the outbuildings multiply. Barns, workshops, carports, and fencing in long runs. A dump trailer parked next to the structure makes a multi-day teardown considerably less painful than hauling to one point.
